Here are the Terms and Conditions of the Booking. Please do read them, they will make sure you get the best out of your time at Redhill Retreat. Any questions please reach out to us via email [email protected]
Contact
When you submit a booking via our online reservation system, you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. Your booking is subsequently confirmed by a confirmation email and this forms the contract. The cabin you book is let for the purposes of a holiday let to which section 12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers the right to occupy the accommodation for the agreed period only. You undertake to use the cabin solely for its purpose as self-catering accommodation and to accept our right to refuse access to the accommodation to any person, whether the client/hirer or guest of the client/hirer, deemed unsuitable.
Reservations & deposits
The reservation is only confirmed when you have paid a deposit of 50% of the total cost. The booking contract is between you, the client/hirer, and Redhill Retreat. The deposit is taken at the time of booking if booked over 6 weeks in advance. The balance is payable 6 weeks prior to your arrival date. If the balance of any rental is not paid by the due date, the booking will be treated as cancelled. Any bookings within 6 weeks of arrival must be paid in full at the time of booking. Christmas, New Year and Easter bookings are non-refundable. Subject to availability, changes to the length of your stay can be made up to 48 hours before the day of your arrival. Cancellation policy & refunds
Any cancellation made by the client/hirer for any reason must be made in writing by email directly to [email protected]
Refunds:
6 weeks (over 42 days) – we will refund your full deposit.
2-6 weeks (21-42 days) – we will refund 50% of the full accommodation cost.
Less than 2 weeks (under 14 days) – no refunds will be made.
However, if we manage to resell the accommodation for the cancelled dates, then we will refund in full.
Should the booking be made through a third party then 10% of the total cost + VAT will be non-refundable regardless of circumstances.
Cancellations for Christmas, New Year and Easter bookings:
If booking for Christmas, New Year or Easter are cancelled with less than 6 weeks (42 days) notice, no refund at all will be given. We strongly advise that guests take out a travel insurance policy to cover yourselves.
Cancellation by Redhill Retreat
Redhill Retreat will endeavour to make sure that the cabin you have chosen is available for the dates contracted. In the very unlikely event that the cabin becomes unavailable and Redhill Retreat has to cancel the booking, we will endeavour to find you a suitable alternative cabin. If there is nothing available, we will give you a full refund. Redhill Retreat shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
Arrival & departure
Guests are welcome to arrive from 4:00pm. If you will be arriving earlier than this and would like to offload your luggage so you can explore, please let us know and we will make arrangements for safe storage. In order that the property can be thoroughly cleaned and prepared for the next arrival, departure time is 10.00 am.
Long Lie Guarantee:
We guarantee that if your cabin is not booked on the same day as your departure we will allow a later check out of up to 12.00pm. Just ask on the day of your arrival to see if we can accommodate you.
Occupancy
The number of persons occupying the cabin must not exceed two adults, and the names of all members of the party must be shared with Redhill Retreat. If we find that more people than agreed are using the cabin, this will be considered a breach of contract and you and your party will be asked to leave immediately without any refund. If you wish to hold any function or celebrations where you hire out all the cabins, you must first obtain the written permission of Redhill Retreat.
Noise, nuisance & behaviour
Redhill Retreat is a mixture of private residences and holiday cabins. Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in Redhill Retreat requiring you or your guests to leave.
Care of the property, damages & breakages
You are responsible for the cabin and we ask you to take all reasonable care of its furniture, pictures, fittings and effects, in or on the cabin. We expect you to leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as you found them at the beginning. We ask that you leave the cabin secure if you leave it unoccupied during the period of let. You must not use the cabins for any dangerous, offensive or noisy activities or do anything that may be a nuisance or annoyance to the guests of any other cabins or the residents of Redhill Retreat. We understand that accidents happen and we ask that any breakages or damage (accidental or otherwise) are reported immediately to Redhill Retreat. Failure to do this may result in you being charged for any breakages or damage. Any missing inventory from the cabin on your departure may also be charged for, as may extra cleaning.
Commercial activities
Guests must not use Redhill Retreat for commercial activities.
Sauna use disclaimer
The sauna use is not suitable for everyone. Please consult with a healthcare professional if you have any underlying health conditions or concerns, especially if you are pregnant, have heart conditions, high or low blood pressure, respiratory issues, or other medical conditions. Stay hydrated, as dehydration can be a risk during sauna sessions. Monitor how your body responds, and avoid alcohol and medications that may interact negatively with heat.
Dogs
Dogs are welcome to all our cabins. We do ask that they are house-trained and kept under proper control. They must not be left unattended in the cabin unless they are crated and unlikely to cause a noise disturbance. All dog waste must be collected and disposed of before you leave. Dog owners will be held responsible for any damage caused to the cabin, contents or outside areas by their dog and if any extra cleaning is required. You agree and accept that this will incur an additional charge of £150 payable within 7 days of your departure. When you are out walking within the grounds, you must ensure that your dog(s) are kept on a lead at all times. They must not be allowed to disturb people, livestock, hens, ducks, deer or game birds. If you wish to bring more than two dogs, please contact Redhill Retreat prior to arrival to ensure that this is acceptable.
Fireworks
Fireworks are not permitted.
Smoking & vaping
Smoking and vaping are not permitted in any of our cabins and a flat fee of £500 will be charged if there is any evidence of smoking or vaping within the property. Smoking and vaping are permitted outside of the cabin, please make sure you extinguish them correctly and remove all rubbish.
Flying of drones
Flying of drones at Redhill Retreat is not permitted.
Liability
Redhill Retreat will not be held responsible for any loss or damage to guests’ personal property, vehicles etc. whilst visiting Redhill Retreat.
Children
Redhill Retreat is a adult only retreat. All guests must be 18 or over.
Internet
Internet access is provided for your use in each cabin. You agree to reasonable and lawful usage of this service. Due to the remoteness of the area, internet can be slow so please be patient. We cannot guarantee that internet access will always be available. Any damage to the infrastructure caused by the weather, of example, may take a while to repair and is entirely the responsibility of the internet service provider and is out with Redhill Retreats' control. No refunds or compensation will be offered or paid should there be no internet access.
Heating
Each of our cabins are heated via underfloor heating which can be turned up, down, on or off within the cabin. Each cabin also has a bioethanol stove. Please refer to the instructions for proper use that are located in each of the cabins.
Firepits
Located around the grounds at Redhill Retreat are two communal firepit areas. Please consider other guests when using the firepits and keep noise levels to a minimum as to not disturb others. Use of radios or stereos are not permitted around the firepits. Fire safety is to be practiced. During extreme dry weather spells the firepits may not be able to be used. You will be made aware of this when you arrive. However the communal spaces will remain open.
Severe weather
Due to our remote location, we are subject to severe weather. If flooding or snow conditions make you feel that you cannot reach the property safely in your own vehicle, we can make arrangements to meet you in Pitlochry and transport you to Redhill Retreat. During severe weather, there is a chance that power cuts will occur. As the repair and restoration of the electricity supply is outwith our control, we cannot guarantee when it will return, and no refunds or compensation will be offered or paid. We do however provide torches.
Complaints
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time-to-time, things do go wrong. In these circumstances, it is your responsibility to make any such problems known to Redhill Retreat as soon as it becomes apparent, giving us the opportunity to correct the situation, and rest assured, we will make every endeavour to do so as soon as reasonably possible. Unless this procedure is followed, no subsequent claim will be entertained.
Circumstances beyond the control of the owner (Force Majeure)
If, for any reason, we have to cancel your booking in advance due to circumstances beyond our control, for example fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage to the property (“force majeure “) you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. This will be the full extent of the liability of Redhill Retreat. No additional compensation, expenses or costs will be payable.
